Soffer’s Turnberry Ocean Club to break ground next week

Turnberry Associates is in talks with lenders to close financing in coming months

Originally set to break ground in the spring, Turnberry Associates will begin construction next week on Turnberry Ocean Club, a luxury condo tower in Sunny Isles Beach. 

The developer, led by Turnberry co-chairman Jeffrey Soffer, is in talks with lenders for construction financing for the 154-unit, 650-foot tall condo tower, a spokesperson told The Real Deal. Soffer said in a statement that the number of new development projects, coupled with challenges of building a condo tower like his Sunny Isles Beach project affected construction timing.

Units at Turnberry Ocean Club, planned for 18501 Collins Avenue, start at $3.9 million and range from three to six bedrooms. The building’s sales were last reported by ISG’s Q2 New Construction Update at 30 percent in July. Sales director Nikol Solares declined to provide a sales figure, but said buyers hail from Latin America, Europe, the Middle East, Asia and the Northeast.

The project opened a satellite office in Manhattan to continue to tap into that market and is registered in New York. One Sotheby’s International Realty is handling sales.

The all-glass building is being designed by Carlos Zapata, Robert Swedroe, Jan Clausen and EDSA. Amenities, which total about 70,000 square feet, include three lounge areas, three private dining areas, six floors of amenities, thirty-one ocean view cabanas and three swimming pools. Units will have balconies that are 11 feet deep, according to a press release.

Turnberry plans to complete its expansion of Aventura Mall by next year, and is also part of the joint venture building SoLe Mia in North Miami.

A 132-acre oceanfront parcel on Hutchinson Island, one of the largest undeveloped tracts on Florida’s Atlantic coast, is listed for sale for $9.9 million.

The land, called Hutchinson Sands, comes with an approved site plan for 92 condominium units. St. Lucie County approved the site plan for condo development in October.

Hutchinson Sands has 930 feet of direct ocean frontage and the parcel extends westward across State Road A1A to the Indian River. It is located four mile south of the Fort Pierce Inlet between two beach parks.

According to broker James P. Brown of Stuart, who has the listing, Hutchinson Sands has an approved site plan for an access road from A1A to ocean uplands and for 231,360 square feet of residential development. A wetlands area along A1A within Hutchison Sands will be preserved.

Approvals and permits from  the U.S. Army Corps of Engineers and the Florida Department of Environmental Protection as well as St. Lucie County would give the buyer of Hutchinson Sands “the option to create as many as 92 ultra-luxury condominium units with four living levels over parking, overlooking miles of empty beaches,” Brown said in a prepared statement.

Construction Update!

Construction workers pour concrete for the foundation. This was the largest residential concrete pour in Pompano Beach in almost a decade. Roughly 1,000 cubic yards of concrete over two days was used to form the 19-story tower's foundation. All told, it took 100 truckloads to get the job done.

As of yesterday the tower crane has gone up and the foundation is complete. In the coming weeks, you will see concrete columns rising to support the second floor of the building.

A former Anheuser-Busch CEO paid $11.5 million for a unit at the newly completed Fendi Château Residences in Surfside. 

Records show Luiz Fernando Ziegler de Saint Edmond and Cristiana de Saint Edmond closed on unit 401 at the 12-story, 58-unit building – the first new luxury tower to open in Surfside this cycle.

The Château Group completed the building at 9365 Collins Avenue in September.

De Saint Edmond is the chief sales officer at Anheuser-Busch InBev SA/NV and is a member of the executive board, according to Bloomberg. He’s also been president and CEO at Anheuser-Busch InBev Worldwide Inc.

The de Saint Edmonds’ unit has four bedrooms, 5,963 square feet of interior space and a 1,755-square-foot terrace, according to marketing materials. That means the couple paid nearly $1,930 per square foot.

Units at Fendi Château range in size from three bedrooms with 3,300 square feet to three penthouses with more than 7,000 square feet, each, with a 4,000-square-foot private rooftop pool deck and summer kitchens.

The beachfront development was designed by Arquitectonica and includes pools, a Jacuzzi, 12 private cabanas, a restaurant and bar, a fitness center and a spa, kids’ club, private theater, a private dining room, wine cellar and Shabbat elevators.

Other buyers include  New York investor Irving Langer, private equity investor Thompson Dean and Spanish architect Octavio Mestre.

New York investor Irving Langer and his wife Miriam Langer paid $21 million for a penthouse at the newly completed Fendi Château Residences building in Surfside. 

Langeris founder and CEO of Brooklyn-based E&M Associates, a multifamily investment firm. Records show the Langers financed their purchase of penthouse 3 with a $10.5 million mortgage from First Republic Bank, which matures in 2046.

The Château Group completed the 12-story, 58-unit building at 9365 Collins Avenue in September.

Units range in size from three bedrooms with 3,300 square feet to three penthouses with more than 7,000 square feet, each, with a 4,000-square-foot private rooftop pool deck and summer kitchens.

Today was a fun day!!! First we went to see  LEGO the movie! As my 7 year-old son said, "It was awesome daddy!" After the

movies, we picked up his older sister, and we came straight to the Williams Island Club Pool. We have a light lunch right at

the pool, and while daddy sat on a lounge chair and read his book, the kids enjoyed a sunny afternoon. Well, he had to leave

around 3:00 PM because the clouds started to move in. We ended up having like a summer shower for about 15 minutes,

but it was ok.
